Roof repair in Vancouver

A roof leak needs a clear next step. Start with the problem you can see, establish what needs investigating, and agree on the repair before work begins.

Contact Paragon Roofing BC about water entering your home, damaged roofing, a recurring leak or a repair you are planning before further wet weather. Tell us whether the problem is active now so we can discuss current availability and the appropriate assessment.

If water is entering now

Emergency roof repair starts with safe decisions

Keep people clear of water near electrical equipment, sagging ceilings and visibly unstable areas. Seek emergency assistance if there is an immediate threat to safety. Stay off the roof and ladders; an urgent leak is not a reason to attempt a tarp installation yourself.

Only from a safe location, note where water appears, when it started and whether it changes with rain or wind. Photographs of the stain and any safely visible damage can help explain the problem. Do not enter a damaged ceiling space or open wet materials to obtain a better photograph.

When you call, have these details ready

  • The Vancouver property address and a contact who can provide access.
  • Whether water is entering now and which rooms or roof sections appear affected.
  • The roof material, earlier repairs and any recent storm, building or rooftop work you know about.
  • Any shared roof, access restriction or immediate safety concern.

Call 604 358 3436 to confirm availability, the assessment arrangements and any applicable callout charges. A request through the form is not a confirmed attendance time.

Temporary protection and the final repair are separate decisions

Weather, safe access and the condition of the materials determine what can proceed. Temporary protection may be considered while the cause is investigated or suitable repair conditions are arranged. Ask what that work covers, its limitations, who will check it and how the next visit will be agreed. It should not be mistaken for completion of the final repair.

Tell us what has changed

Request a residential roof assessment

Describe the leak or damage and how long you have noticed it. Mention previous patches, the roof material if known, and any access restrictions. For active water entry, call to discuss availability before relying on a message response.

Understand the source

A ceiling stain is a starting point, not a diagnosis

Water can appear away from its point of entry. The visible roof covering, adjoining walls, flashings, penetrations and drainage details may need to be considered together. Moisture can also have a cause outside the roofing scope, so a stain alone should not settle the repair plan.

  1. Share the history

Explain when the problem appears, whether it has happened before and what earlier work involved. A leak that returned after a patch deserves attention to that history. Share available roof records and photographs without trying to expose hidden layers yourself.

  2. Establish what the assessment can see

Ask which roof areas and adjoining details can be accessed safely, what has been observed and what remains concealed. A surface inspection cannot establish every condition beneath the covering. Further investigation or a separate trade may be needed before the source or extent can be confirmed.

  3. Agree on the work and its limits

The proposal should distinguish findings from assumptions and identify the area, materials and details to be repaired. If opening the roof could change the scope, agree how those findings will be documented, how the exposed area will be protected and who can approve additional work.

  4. Keep the completion record

Ask for a record of the work completed, any conditions left outside the repair and the agreed next step if moisture reappears. Roof work does not automatically include drying insulation, repairing ceilings, electrical work or an insurance claim.

Clear responsibility

Our crews, your written repair plan

Paragon Roofing BC uses its own roofing crews, with owner involvement and direct accountability for the work. Before you commit, your proposal should explain the repair area, specified materials, roof details, protection and cleanup. We distinguish the agreed repair from any investigation or related building work that remains outside the scope.

Confirm who will keep you informed, how additional findings will be approved and what completion photographs or records you will receive. If a leak returns, keep the repair record available so the next assessment can address the history.

What determines the repair schedule?

A roof repair schedule depends on safe access, suitable weather, the specified materials and the extent of the work. Investigation, drying requirements, replacement components or concealed damage can require another visit. Ask the proposal to distinguish temporary protection from final work, explain what could change the schedule and identify who will confirm the next step.

Choose a proportionate response

When does a repair make sense?

A repair can be worth considering when the problem is identifiable and a compatible repair can connect to the surrounding roof. The decision also depends on the condition beyond the visible damage, earlier repairs, access and your plans for the property. Age alone does not establish the remaining condition of a roof.

On a narrow screen, scroll the table sideways to read both columns.

Possible next step What needs to be established
Temporary protection The immediate concern, safe access, weather constraints and the protection that is feasible. Confirm its limits and the plan for investigation or final work.
A targeted repair A defined defect or damaged area, the condition of nearby materials, and a compatible way to reinstate the affected roof detail.
Further investigation A recurring or uncertain leak, concealed moisture, or a connection between the roof and another part of the building that has not yet been resolved.
A broader repair or replacement plan More extensive deterioration, repeated failures or an area that cannot be repaired reliably within the proposed scope. Compare the evidence, alternatives and remaining limitations.

Neither one leak nor an old roof automatically answers the replacement question. Equally, repeated small patches should not substitute for understanding a wider problem. If replacement becomes an option, ask for a separate explanation and scope through our Vancouver residential roof replacement service.

Work with the roof you have

The material changes the repair questions

Send the material name, product records or photographs you already have. A repair needs to suit the actual covering and the roof beneath it. Confirm whether the proposed work falls within the team’s scope and whether a specialist or replacement component is required. Explore roofing materials in Vancouver if you are comparing longer term options.

01 · Asphalt

Shingles and the details around them

Missing or damaged shingles need assessment of the surrounding material as well as the exposed area. Ask about product compatibility, the condition of the supporting layers, and any nearby vent, valley or flashing involved in the leak. The fastening and sealing requirements should follow the specified system.

A new piece may differ in colour or texture from a weathered roof. Read about asphalt shingle options without assuming that an exact match is available.

02 · Metal

Identify the panel and connection

Metal roofs use different profiles, attachment methods and junction details. The assessment should identify the system before treating a seam, fastener, penetration or flashing as the cause. Ask whether a repair can accommodate the existing connections and movement without creating a new weakness.

Do not assume every metal roof needs the same screw or sealant treatment. Our metal roofing page explains the broader material options.

03 · Cedar

Look beyond an individual split

A cedar repair needs consideration of nearby shakes or shingles, the underlying assembly and the junction being repaired. Ask whether the surrounding wood can accommodate the proposed work and which product is suitable. Appearance alone does not establish the roof’s overall condition.

Discuss a care plan for the actual roof, including debris and drainage. See cedar shake roofing options; a fixed treatment cycle or universal lifespan is not a repair diagnosis.

04 · Flat and low slope

Check the membrane, edges and drainage

A flat addition, porch or other low roof can have a membrane different from the main pitched roof. Ask which membrane is present, where water is travelling and whether adjoining flashings, outlets or concealed wet layers need investigation. An apparent surface patch does not establish the condition beneath it.

Confirm the compatible repair method and its weather requirements. Read about flat roofing in Vancouver for that part of the property.

05 · Slate and other individual pieces

Confirm exactly what is installed

Natural slate and manufactured slate appearance products are different materials. Identify the covering before agreeing on handling, replacement pieces or adjoining flashing work. Ask whether the proposed repair can be completed without damaging surrounding material and whether the appropriate expertise is available.

Our synthetic slate material page concerns manufactured products. It should not be taken as confirmation that an existing roof is natural slate or that every slate repair is available.

Plan for the property

Vancouver access and repair planning

The roof problem is only part of the scope. A narrow side passage, lane access, a shared entrance or an occupied room below the work can affect how the assessment and repair are arranged. Tell us about these conditions when you enquire.

For an attached or shared roof, identify the owner, manager or authorized contact before work is agreed. Confirm access and responsibility for approvals without assuming that a roofing assessment decides who must pay.

Check the actual permit scope

Ask the City of Vancouver to confirm the requirements for the proposed work, particularly if structural repairs or other building changes are involved. Describe the actual scope before work starts. A small visible leak does not determine the permit status.

Agree on space for the work

Materials, equipment or a bin may require arrangements beyond the property boundary. Confirm the applicable street use permissions before relying on a sidewalk, street or lane for the work. Include access, protection of entrances and the handling of waste in the scope.

Assess older materials before disturbance

Ask how hazardous materials will be assessed before older roof or adjoining building layers are opened. Appearance cannot rule out asbestos. Any required investigation and specialist removal need to be arranged before the affected materials are disturbed, with a clear scope and appropriate controls.

Details worth discussing during an assessment

These Paragon photographs show different roof surfaces and junctions. They illustrate the details to discuss, rather than a diagnosis of your roof or a claim that each project is in Vancouver.

Examples to discuss

Similar symptoms can lead to different work

These are illustrative assessment situations, not accounts of completed Paragon projects. They show why the findings at your property should determine the proposal.

A stain beside a chimney

If water appears near a chimney, the roof junction and adjoining chimney or wall conditions may need to be considered together. Ask which part of the problem the proposed roof work addresses and whether a separate masonry assessment is needed. The stain does not prove that applying sealant will resolve the source.

A leak over a flat addition

If the leak returns after a patch, share that repair history. The membrane, drainage, wall connection and concealed layers may need a wider assessment. Agree on any investigation before choosing another surface repair or a larger replacement area.

Damage on one pitched roof section

If individual pieces are damaged, ask whether the surrounding covering can support a compatible local repair. Matching appearance, access and the condition beneath the covering remain separate questions. A small area of visible damage can require more work than the number of missing pieces suggests.

Make the proposal comparable

What should a roof repair quote include?

A repair price depends on the work, not simply the size of the ceiling stain. Access, the material and junction involved, investigation, concealed damage and temporary protection can change the scope. Ask what can be priced now and what needs to be established first.

On a narrow screen, scroll the table sideways to compare the scope questions.

Part of the quote What to clarify before agreeing
Assessment and investigation Any visit or investigation fee, what is accessible, what is included and whether further opening requires approval.
Repair area and materials The roof section, junctions and components covered; the proposed compatible materials; and any appearance or availability limits.
Concealed conditions How unexpected wet or damaged layers will be recorded, priced and authorized before additional work proceeds.
Temporary and final work Whether temporary protection is separate, how follow up is arranged, and which weather or access conditions govern the final repair.
Access, waste and other trades Equipment, permissions, protection and cleanup; any drying, ceiling, electrical or other building work outside the roofing price.
Payment and aftercare The agreed price and taxes, payment terms, completion record, applicable written warranty and the contact for a recurring concern.

Compare proposals against the same problem and scope. A lower total may describe less investigation or a smaller repair; a higher total should explain the additional work. If an insurer is involved, contact the insurer or broker promptly, keep photographs and receipts, and ask what authorization or documentation is needed. Roofing findings do not establish coverage or reimbursement.

After the repair

Keep the record and agree on care

Keep the proposal, completion information and available photographs together. Ask which areas were addressed, what remains outside the scope and how to report a recurring stain. A dry surface at one visit does not settle every concealed moisture question.

Workmanship and product warranties can cover different things. Ask for the terms that apply to the proposed repair, including exclusions, maintenance obligations and any effect on existing coverage. Our roofing warranty page provides background; the applicable written terms should accompany the work you agree to.

Plan care for this roof

Discuss debris, drainage and any growth with the actual roofing material in mind. On asphalt shingles, algae discolouration alone does not establish damage. Moss can retain moisture and deserves assessment rather than an automatic replacement conclusion.

Ask about product appropriate professional care rather than choosing a chemical or pressure treatment yourself. Read about residential roof maintenance in Vancouver. If the enquiry concerns a business property, use our commercial roof repair and maintenance service to discuss that scope.

Before you book

Roof repair questions

Can you attend an active roof leak today?

Same-day attendance depends on current availability, weather and safe access. Call with the address, the current problem and any access or safety concerns to confirm the arrangements and charges. A message or enquiry does not establish an attendance time or confirm that final repairs can proceed.

Can roof repairs be carried out in the rain?

Some roof work may be possible in rain, but safe access and the requirements of the specified materials determine whether a final repair can proceed. Temporary protection can have different limits. Ask what is feasible under the current conditions and how the remaining work will be arranged.

How much does a small roof repair cost?

The apparent size of the damage is only part of the price. Confirm the assessment fee, access, compatible materials, investigation and any concealed work. Ask for a defined scope and approval process for changes before deciding between quotes.

Does one leak mean I need a replacement roof?

No single symptom settles the decision. A defined local defect may be repairable, while recurring leaks or wider deterioration can call for further investigation or a broader plan. Compare the condition findings, proposed repair and its limitations rather than relying only on roof age.

Will the repair match the rest of my roof?

Ask about availability and compatibility before work is agreed. Weathering, changes in products and the material itself can affect colour and texture. A suitable repair and an invisible appearance are separate considerations; an exact visual match should not be assumed.

Does moss or a dark stain mean the roof is failing?

Appearance needs interpretation. On asphalt shingles, algae discolouration alone does not establish damage; moss can retain moisture and may affect drainage. Ask for assessment of the material and any needed care. Avoid using a photograph alone to decide on replacement or a treatment.

Will the roof repair include the damage inside?

Confirm that separately. Roof work, drying, insulation, ceilings and electrical work can involve different scopes or trades. Keep the relevant records and ask your insurer or broker about any claim requirements. A roofing quote is not an insurance coverage decision.

What warranty applies to a repair?

Request the actual written terms for the agreed work, including workmanship coverage, any product coverage, exclusions and care requirements. Ask how the repair affects an existing warranty and how to report a concern. Do not assume a general website duration applies to every repair.
