PARAGON ROOFING BC · RESIDENTIAL REROOFING
A clear plan for the roof you see and the deck beneath it.
A roof replacement removes the existing covering, addresses unsuitable decking and installs the specified roof system. Underlayment, flashing, ventilation and roof edges belong in the discussion alongside the new shingles or panels.
MAKE THE RIGHT FIRST DECISION
Roof age is useful background, but it does not establish condition on its own. The extent of deterioration, the source of leaks and the condition of adjoining details help determine whether repair or replacement makes sense.
| What you notice | What to establish before choosing the work |
|---|---|
| An isolated leak | Check the source and surrounding roof. A local flashing or covering repair may be appropriate when the rest of the assembly remains serviceable. See roof repair in Surrey. |
| Leaks returning in different places | Review earlier repairs and investigate whether the problems share a cause. Repeated symptoms deserve a broader assessment before another patch is approved. |
| Damage across several slopes | Compare the extent of cracked, missing or deteriorated covering with what a durable repair would require. A replacement scope may address more than the visible surface. |
| Soft areas or a changing roofline | Arrange assessment of the deck and, where needed, the structure. New roofing cannot correct an unsuitable supporting surface by itself. |
| Moss, debris or storm damage | Separate maintenance issues from damaged materials. A fallen branch can affect concealed components; avoid going onto the roof to investigate. |
Some deck conditions become clear only after removal. Ask what is known now, what remains concealed and how additional repairs will be documented and approved.
A DOCUMENTED SURREY PROJECT
The 133A Street roof replacement records aged asphalt roofing and damaged plank decking. These photographs show the removal stage and the exposed boards before the new system.

COMPARE THE WORK, THEN THE PRICE
The roof covering is one part of a reroof. A written scope should show which roof areas are included, how the assembly will be prepared and where another repair or trade may be needed.
| Scope item | What the proposal should explain |
|---|---|
| Removal and disposal | The roof areas and existing layers to remove, debris handling, disposal arrangements and any materials requiring separate assessment. |
| Deck condition | How exposed boards or sheathing are inspected, what repairs are included and the approval and pricing method for concealed damage. |
| Underlayment and membrane | The named products and their intended locations, selected for the roof slope, covering and manufacturer requirements. |
| Flashing and transitions | Valleys, walls, chimneys, roof penetrations, skylights and connections to lower roof areas. Identify replacement, reuse and work excluded from the roofing scope. |
| Ventilation | The existing intake and exhaust arrangement, accessible attic conditions and proposed changes. New vents alone do not establish a complete airflow path. |
| Edges and drainage | Roof edge details and connections to gutters or drains. New gutters, downspouts, fascia and soffit work should be separately included or excluded. |
| Site arrangements | Access, deliveries, equipment, landscape protection, temporary weather protection, cleanup and communication with the household or strata representative. |
| Closeout and coverage | Final review, relevant photographs, product information, workmanship coverage and any registration requirements. Confirm the actual documents and exclusions for the proposed system. |
FROM ASSESSMENT TO HANDOVER
Review roof condition, leak history, accessible decking and attic areas, roof details and access. Compare material options and settle the scope, exclusions, approvals and change process in writing.
Agree on parking, material staging, waste handling and protection around the building. Plan removal around access and weather conditions, including how opened areas will be protected.
Inspect the exposed surface and document repairs before covering them. Install the specified underlayment, flashing, roofing and ventilation details in the sequence required for that assembly.
Complete the agreed finishing details, remove debris and carry out the site cleanup and magnetic sweep. Review the finished work, outstanding items and applicable product and workmanship documents.
THE SAME SURREY PROJECT
The completed roof photographs show the shingle courses, roof penetrations and edge beside the gutter. A photograph illustrates the work; it cannot verify every concealed layer or installation detail.

CHOOSE THE ASSEMBLY FOR YOUR HOME
A change in material can change the preparation, detailing and installation requirements. Roof slope, supporting deck, weight, ventilation and transitions must be considered before an option is specified.
| Roofing option | What to compare in the proposal |
|---|---|
| Asphalt shingles | Compare the actual shingle product, starter and ridge components, deck preparation, underlayment and flashing. The installation instructions apply to the selected product and roof conditions. |
| Metal roofing | Clarify the panel profile, metal thickness, finish, attachment system and compatible underlayment. Discuss roof penetrations, thermal movement and snow or water discharge where relevant. |
| Composite roofing | Compare the specific product and profile, approved deck and membrane, fastening instructions and accessory details. Synthetic roofing products do not all use the same assembly. |
| Cedar roofing | Review the proposed cedar product, roof construction and ventilation. When converting from cedar to another covering, confirm whether the existing deck is suitable or needs modification. |
For a roof with a low slope addition, porch or garage, identify that area separately. The main sloped roof material may not be suitable for every adjoining surface.
PLAN AROUND YOUR PROPERTY
Share driveway restrictions, parking needs, pets, children and any entrances that must remain available. Discuss noise and vibration, interior belongings that may need protection and access to the attic if inspection is required.
Homes in Newton, Cloverdale, Guildford and Fraser Heights can have very different layouts. Confirm access and staging for the actual property rather than relying on a neighbourhood assumption.
Confirm who approves the roof work, who communicates with residents and whether roof areas or access routes are shared. Strata approval and municipal requirements are separate questions.
Flag trees, overhead services, skylights, solar equipment and other items that may require coordination before roofing begins.
Surrey lists minor exterior repairs among work that does not need a building permit, but its public list does not specifically settle every full reroof. Confirm requirements with the City for your address and proposed work, especially where structural changes or new rooftop equipment are involved. Identify responsibility for approvals before scheduling.
UNDERSTAND THE PROPOSAL
The measured roof area, pitch, number of roof planes, existing layers and access affect the work. Material selection, deck repairs, chimney and skylight details, ventilation and connections to low slope areas can also change the scope.
Check the same roof areas, specified products, removal work, flashing, disposal and cleanup in each proposal. Confirm taxes and exclusions so the totals describe comparable work.
Ask how unexpected deck damage will be photographed, priced and approved. An allowance or repair rate needs a clear basis; it is not a promise that every hidden condition is already known.
Bring earlier inspection reports, repair invoices and photographs to the discussion. They can help explain the roof history and the questions the new scope needs to answer.
BEFORE YOU COMMIT
Not necessarily. The source, surrounding roof condition and repair history matter. A local repair may suit an isolated defect, while widespread deterioration or repeated problems may justify a replacement assessment.
A useful price follows the measured roof and an agreed scope. Area, pitch, access, layers to remove, material selection, deck repairs and flashing details all affect the proposal. Compare inclusions, exclusions and the method for approving concealed repairs.
The proposal should explain how concealed conditions are documented, priced and approved. Ask for photographs and a description of the affected area before additional work is authorized. Unsuitable decking needs to be resolved before the new covering is installed.
Often there are several options to assess, but a change is not just a colour choice. Confirm roof slope, supporting deck, weight, ventilation and the installation requirements of the proposed system. Any necessary deck or structural changes belong in the scope.
The schedule depends on the roof size and complexity, access, weather, deliveries and any concealed repairs. Ask for the expected sequence, how opened roof areas will be protected and how schedule changes will be communicated.
Confirm the requirements with the City for your property and proposed work. Surrey lists some minor exterior repairs as exempt, but that does not establish the answer for every full replacement. Structural alterations and new rooftop equipment can change the approval questions.
Flag branches and tree access during planning. Surrey has rules for protected trees and significant pruning. Confirm the applicable requirements and obtain qualified tree advice before work is arranged; do not assume tree work is included in the roofing proposal.
Request the product coverage and the contractor’s workmanship terms for the actual proposed system. Check the covered work, exclusions, registration steps, transfer conditions and who to contact. Coverage varies and should be confirmed in writing.
CLEAR SCOPE. DIRECT ACCOUNTABILITY.
Our own crews carry out the roofing work, with owner involvement. Ask for current insurance and WorkSafeBC information, relevant project examples and the coverage documents for your proposal.
Share your Surrey address, roof type, known leaks and the material options you are considering. We can discuss the next assessment step.
