PARAGON ROOFING BC · COMMERCIAL SERVICES
Commercial roof installation across the Lower Mainland.
A clear scope for a new building, an addition or a roof replacement.
Paragon Roofing BC installs and replaces commercial roofing for owners, property managers and project teams across Metro Vancouver and the Fraser Valley. The work can include the roof covering, insulation, flashings and connections to drains, walls and rooftop equipment, according to the agreed assembly.
Start with the building, its existing conditions and your project requirements so the proposal defines what will be installed and how the work fits the site.
DEFINE THE WORK
Which installation does your building need?
A new roof and a replacement start with different conditions. Identify the roof areas and the decision you need: an early budget, a tender price or a defined construction proposal.
On a small screen, scroll across the table.
| Project | Starting point | What the scope should resolve |
|---|---|---|
| New construction or addition | A new deck and a designed roof assembly. | Drawing revisions, deck readiness, insulation, drainage, openings and the responsibilities of adjoining trades. |
| Removal and replacement | Existing roofing is removed from the agreed areas. | Removal limits, disposal, deck assessment, wet or damaged layers, retained areas and temporary protection. |
| Recover assessment | A new system over retained roofing may be considered only where suitable. | Existing layers, moisture, loading, attachment, compatibility and the selected system requirements. Suitability must be established before this approach is priced. |
| Mixed roof areas | A building has both low slope and sloped sections. | The system for each area and the connections at walls, changes in roof level, gutters and shared drainage routes. |
If the roof needs a localized repair or ongoing care, start with commercial roof repairs and maintenance. A leak alone does not establish that the whole roof needs replacement.

COMPARE THE COMPLETE ASSEMBLY
Roof systems and the details that matter
The material name is only the starting point. Deck condition, roof slope, drainage, equipment, rooftop traffic and the building’s use all affect the appropriate assembly. Compare the proposed products, supporting layers and details together.
On a small screen, scroll across the table.
| System | How it differs | What to clarify for your roof |
|---|---|---|
| SBS modified bitumen | Reinforced bituminous sheets form a layered membrane system. Application methods vary by product and assembly. | The base and cap sheets, attachment method and treatment of edges and openings. Torch application requires specific hot work planning; it is not the method for every membrane. |
| TPO | A thermoplastic membrane with welded seams. | Attachment, insulation and cover board requirements, seam details, penetrations and protection along equipment access routes. |
| PVC | A thermoplastic membrane with welded seams, using its own compatible accessories and assembly. | The exact membrane, substrate separation where required, attachment and compatibility with rooftop exhausts or other exposures. |
| EPDM | A synthetic rubber membrane with system specific seam tapes, adhesives and flashing components. | Seam preparation, perimeter restraint, attachment and compatible details around curbs, drains and penetrations. |
| Built up roofing | Layers of bitumen alternate with reinforcing plies to form the waterproofing. | The specified plies, surfacing, assembly weight, drainage and installation conditions. A stone surface alone does not identify the roof underneath. |
| Metal roofing | A panel system for roof areas suited to the selected profile and specification. | Minimum slope, panel attachment, movement details, penetrations and transitions to adjacent membrane areas. |
For a deeper look at assembly decisions, investigation and project records, read the commercial roof installation planning guide. The proposal should identify the selected system rather than leave the specification at “commercial roofing.”
LOOK AT THE CONNECTIONS
From the membrane to the building
FROM ASSESSMENT TO HANDOVER
Plan the installation in a clear sequence
A useful installation plan connects the design, the site and the people using the building. These are the decisions to establish with the project team before work reaches the roof.
-
Assess the roof and project information
Review the drawings, roof areas, known conditions and access. For an existing roof, clarify whether further investigation is needed to understand moisture, deck condition or the layers that will remain.
-
Agree on the written package
Identify the assembly, removal limits, insulation, flashings, drains, edge details, exclusions and allowances. Resolve drawing conflicts and establish who can approve design changes and additional work.
-
Prepare the site and sequence
Coordinate deliveries, lifting, storage, removal routes and occupant access. Check readiness of the deck and adjoining work, required approvals, installation conditions and temporary weather protection.
-
Install and coordinate the interfaces
The work follows the specified assembly and agreed sequence. Drain connections, curbs, wall flashings, penetrations and transitions need coordination before the roof is closed around them.
-
Review completion and records
Agree on inspections, deficiencies and handover requirements. Product information, warranty documents, maintenance instructions, photographs and roof area records should be identified in the contract when required.
AVOID GAPS BETWEEN TRADES
Curbs, drains and changing roof levels
Resolve the roof level before the curb detail
For example, adding insulation changes the finished roof level. A retained equipment curb or wall termination may then need adjustment. Confirm the required detail, who designs it, who alters the curb or adjoining work and when that work must be ready.
Without that decision, the roofing and mechanical scopes can each assume the other includes the adjustment. Keep the approved response with the current drawings.
Separate roofing from other trade work
A roof drain flashing is different from a plumbing connection or a designed change to drainage. Equipment support, electrical disconnection, ductwork and structural alterations also need clear responsibility.
List who supplies, installs, connects and approves each interface. For a phased replacement, identify the boundary to retained roofing and the temporary condition between phases.
WORK AROUND THE BUILDING
Occupied properties and coastal weather
Keep building operations in the plan
Warehouses, shops, offices and occupied properties have different restrictions. Record delivery hours, entrances, parking, emergency access, sensitive equipment and areas where noise or odour could affect occupants.
Agree on notices, work zones and the contact for daily changes. Remaining open may be possible for some projects, but the scope and safety arrangements must support it.
Plan for weather and exposed areas
Rain, wind, temperature and substrate moisture can affect installation conditions. The sequence should identify temporary protection, the limits of each work area and how the plan changes if conditions deteriorate.
Where an application involves heat, establish the appropriate fire prevention and hot work arrangements for the building and method. A generic completion promise cannot replace the actual site plan.
A PRICE NEEDS A DEFINED SCOPE
What shapes your commercial roofing quote
Commercial roofing prices depend on the measured areas and the work included. Roof height, geometry, existing layers, disposal, deck condition, insulation, system selection, equipment and access can all change the scope. Restricted hours and phasing also affect how the work is planned.
Make the base price comparable
- Roof areas, removal limits and retained components
- Specified products, insulation and attachment
- Drains, curbs, flashings and perimeter work
- Access, lifting, staging and disposal
- Exclusions, alternatives and required handover records
Make unknown conditions transparent
Wet materials or deck deterioration can become clearer during investigation or removal. Separate known work from allowances and describe how extra quantities will be documented, priced and authorized.
Identify the person who can approve changes, the pricing basis and any effect on the schedule. Compare the same scope before comparing totals.
The guide to why roof quotes vary explains how differences in inclusions and assumptions affect a proposal.

BEFORE YOU COMMIT
Commercial installation questions
Can our business stay open during roof installation?
It depends on the building, work areas and site arrangements. Discuss entrances, deliveries, parking, noise, odour, sensitive operations and emergency access before scheduling. The project team should agree on restrictions and communication rather than assume roofing will have no effect on business activity.
Can a new roof be installed over the existing roof?
A recover may be considered only after checking the existing assembly, moisture, condition, loading and compatibility with the proposed system. It is not suitable for every roof. Ask what investigation supports the proposal, what remains underneath and why recover or removal is appropriate for the actual building.
Which commercial roofing system should we choose?
Start with roof slope, deck, drainage, building use, equipment and the intended assembly. Compare the exact products and details, including attachment, access routes and future maintenance. The system comparison above explains the main differences; a material category alone does not establish suitability.
Do we need a permit for a commercial reroof?
Requirements depend on the municipality and the proposed work, particularly where structure, drainage or other building elements change. Confirm the applicable approvals with the local authority and project professionals. The contract should state who is responsible for applications and associated work instead of assuming every roofing proposal includes them.
Who is responsible for coordinating safety when several trades are involved?
At a multiple employer workplace, the prime contractor has the coordination role. A written agreement with the owner appoints that party; without it, the owner holds the role. Each employer retains responsibilities for its workers. Confirm the site arrangements and known hazards before work starts, including any additional construction coordination requirements.
Can you prepare a proposal from drawings?
Current drawings can support the discussion. Send the specifications, revisions, addenda, submission requirements and project stage with them. Existing conditions, access or trade responsibilities may still need clarification. An early budget should be distinguished from a construction price based on a complete, agreed package.
How are concealed deck repairs handled?
Agree on the documentation, pricing basis and authorized contact before removal begins. The scope should distinguish known repairs from allowances and explain how additional quantities and schedule changes will be approved. Urgent temporary protection and permanent additional work may need different decisions.
How long will the installation take?
The schedule depends on roof area, complexity, access, removal, deck findings, materials, weather and other trades. Request a project specific sequence and communication plan, including how delays and temporary protection will be handled. A fixed duration cannot be established from the service name alone.
What should we send with our commercial roofing enquiry?
Send the location, building use, approximate roof areas, project stage, available plans and the work you want considered. Include known leaks or previous repairs, occupancy restrictions, tender dates and the authorized project contact. Photographs taken from a safe location can help explain the concern.
