START WITH THE RIGHT SCOPE
Repair, maintain or plan a new roof
Paragon Roofing BC provides commercial roofing as part of our Surrey roofing service. Our own crews carry out the work, with owner involvement and a written proposal explaining the materials, preparation and installation scope.
Leaks and maintenance
A leaking seam, damaged flashing or blocked drainage route needs investigation before a repair is chosen. Record where the water appears, previous repairs and the surrounding condition.
For a new roof or planned replacement, compare the complete assembly. Define removal, deck work, insulation, membrane, drainage and equipment interfaces together.
A local defect may support a defined repair. Repeated leaks, widespread deterioration or wet materials can call for wider investigation and a replacement comparison. Age is background information; the actual condition and repair options should drive the recommendation.
THE BUILDING CHANGES THE PLAN
What does your property need?
Two roofs of the same size can need very different work. Tell us how the building is used, which areas must remain accessible and who coordinates maintenance and approvals.

Questions to resolve
What the scope should explain
Warehouse or light industrial
Loading bays, internal stock or processes, roof access and rooftop services.
Staging and lifting positions, protected access, equipment interfaces and the work sequence.
Retail plaza or storefront
Customer entrances, signs, deliveries and multiple tenant schedules.
Pedestrian routes, notices, debris control and any agreed entrance restrictions.
Office or medical premises
Occupied rooms, sensitive activities, air intakes and appointment hours.
Noise and odour planning, access coordination and communication with the building manager.
Mixed use or strata property
Business and resident access, shared roof areas and approval responsibilities.
Identifiable roof zones, common property coordination and the documents needed for approval.
For a shared property, see our Surrey strata roofing service. Commercial maintenance enquiries belong with the commercial repair and maintenance team, even when several tenants share the building.
ROOF SURFACES AND CONNECTIONS

SPECIFY A COMPLETE ASSEMBLY
Commercial roof systems, clearly explained
The membrane name is a starting point. Its thickness, reinforcement, attachment, substrate and flashing details must work together. Confirm the proposed product and installation method for your building.

System
How it is assembled
Questions that matter
SBS modified bitumen
A bitumen based membrane system. A specified two ply assembly uses compatible base and cap sheets. Torch application is one method; other compatible attachment methods may be specified.
Which base and cap products, substrate and attachment method are proposed? How are seams, walls, drains and hot work risks addressed?
TPO single ply
A thermoplastic membrane with heat welded seams. Fully adhered and mechanically attached assemblies are available within manufacturer systems.
What thickness, reinforcement and attachment are specified? How are the deck, wind resistance, cover board and penetration details addressed?
EPDM single ply
A synthetic rubber membrane using compatible seam and flashing components. Adhered, mechanically attached or ballasted options depend on the specified system.
Which seam products and accessories are compatible? Is the existing assembly suitable, and how will maintenance traffic be managed?
Metal on suitable sloped areas
A panel system with a defined profile, fastening arrangement and movement details. It is a different assembly from a low slope membrane roof.
What profile, metal thickness, finish, slope limit and compatible underlayment are required? How are penetrations, walls and gutters detailed?
Thickness is a specification, not a quality slogan
For example, IKO InnoviTPO is offered in 45, 60 and 80 mil thicknesses. Those are product options, not interchangeable specifications or a promise of local stock. Compare the selected assembly and its requirements. A thicker sheet does not correct poor drainage or an unsuitable substrate.
PVC is another thermoplastic membrane with heat welded seams; it should be named separately from TPO and EPDM. Confirm availability and suitability for the proposed job. Read more about EPDM roofing in Surrey
or Surrey metal roofing.
WHAT SITS BELOW AND AROUND THE MEMBRANE
Deck, insulation, drainage and details
Support and moisture
Review the existing deck and materials before deciding what can remain. Concealed moisture or deterioration may require further investigation. The assembly must address insulation, air and vapour control, substrate compatibility and attachment for the actual building.
Drainage and roof levels
Identify drains, scuppers, overflows and areas where water collects. Adding insulation changes the relationship between the roof surface, drains, doors and curbs. Include those interfaces in the design discussion rather than simply covering the old roof shape.
Curbs and penetrations
List HVAC curbs, pipes, rooflights, wall junctions and other openings. Distinguish roofing flashings from mechanical connections and equipment work. Assign responsibility for any disconnection, lifting, reconnection and specialist review.
Future maintenance access
Plan access to equipment and discuss compatible protection where maintenance traffic is expected. A membrane is not an unrestricted walking surface. Roof alterations by later trades should be coordinated and recorded.
WORKING AROUND YOUR OPERATIONS
Plan the occupied building, not just the roof
Roofing can affect people who never step onto the roof. Before scheduling, agree on the site constraints and the person responsible for communicating changes.
Access and staging:
identify roof access, lifting areas, material storage, disposal locations, loading bays and customer routes.
Tenant communication:
establish notices, operating hours, sensitive activities and a contact for unexpected issues.
Noise, odour and air intakes:
discuss the proposed installation method and any coordination needed with building operations.
Weather and temporary protection:
define the work sequence, how opened areas will be protected and how weather changes affect scheduling.
Hot work:
where torch work is proposed, the job needs a specific fire prevention plan and suitable methods around combustible or concealed details.
These items should be agreed for the actual property. A promise of zero disruption or a fixed completion date cannot replace a workable site plan.
REPAIRS AND DETAILING
Look closely at the connections
A repair needs compatible materials and a defined boundary. The surrounding membrane, seams and flashings also need review so the proposal addresses the cause and records any remaining concerns.

FROM FIRST REVIEW TO HANDOVER
How commercial roofing work is planned
Assess and record
Review the roof areas, leak history, accessible condition, drainage and equipment. Identify what is visible and what needs further investigation before the scope can be settled.
Define and approve
Compare repair, replacement or a suitable recover where relevant. Name the materials, exclusions, responsibilities and change approval process. Confirm City requirements and any professional design involvement before work starts.
Prepare and install
Coordinate access and protection. Remove the agreed materials, review exposed conditions and complete approved substrate work. Install the specified insulation, membrane, seams, flashings and terminations as a compatible assembly.
Review and hand over
Review completed details, drainage and cleanup. Agree the photographs, product information, warranty documents, maintenance guidance and outstanding items to be included in the handover.
Our commercial installation planning guide
expands on assembly and proposal questions. Its Vancouver context does not determine Surrey permit requirements.
COMPARE THE SAME WORK
What should a commercial roofing quote include?
A price per square foot cannot show every part of a commercial project. Compare the roof areas, materials and responsibilities behind the total, especially when proposals use different systems.
On a small screen, scroll sideways to compare every column.
Scope item
What changes the work
What to request in writing
Roof areas and removal
Separate levels, existing layers, access and disposal.
Measured areas, included sections, removal depth and disposal scope.
Concealed repairs
Deck deterioration or wet materials discovered during work.
Allowances or unit prices, evidence of the condition and approval before additional work.
Roof assembly
Insulation, cover board, membrane, attachment and accessories.
Exact products, thicknesses, attachment and compatible details.
Drainage and equipment
Drains, scuppers, curbs, penetrations and other trade interfaces.
Included and excluded work, responsible trades and coordination.
Operations and handover
Staging, protection, notices, cleanup and documentation.
Work sequence, communication, completion records and maintenance guidance.
Separate product and workmanship coverage
Ask for the applicable written warranty documents, who provides each type of coverage, exclusions and maintenance conditions. Do not assume that every product or installation includes the same terms. Confirm any registration or inspection requirements in the selected proposal.
KEEP A USEFUL ROOF RECORD
Maintenance that supports future decisions
Keep a record by roof area: leak dates, repair photographs, drainage concerns, equipment changes and recommendations. An inspection should describe the seams, flashings, curbs, penetrations and drainage that were reviewed, along with access limits and concealed conditions.
Set inspection timing around the system requirements, exposure, condition and building operations. Arrange a review after a significant change or reported problem rather than relying only on the calendar. A maintenance agreement should name the tasks, reporting and follow up; it should not promise a fixed number of extra roof years.
Do I need a permit to replace a commercial roof in Surrey?
Confirm the proposed scope with the City of Surrey before work starts. The City requires permits for building envelope repairs, and its Building Bylaw addresses repairs, alterations and replacement materials. Do not assume that a similar looking replacement is exempt. Describe any structural, insulation, drainage, equipment or appearance changes, and identify permit and professional design responsibilities in the proposal.
Can roofing work be planned around business hours?
Discuss operating hours, delivery windows, customer entrances and sensitive activities before scheduling. Noise, odour, equipment access and temporary closures may need coordination. Agree who communicates with tenants and what restrictions apply. The final sequence depends on the roof scope, weather, safe access and site requirements.
What should a property manager provide for an assessment?
Send the property address, building use, roof areas, known leaks and previous repair records. Available roof drawings, warranty documents, photographs, equipment plans and access restrictions are useful. Identify the owner or manager who approves the scope and the person who can arrange roof access.
What should I do if the commercial roof is leaking now?
Contact our team and explain where water is appearing, when it started and whether equipment or occupied areas are affected. Keep people away from unsafe areas and follow the building’s emergency procedures where needed. Do not send staff onto the roof. Confirm current attendance availability and distinguish temporary protection from the permanent repair scope.
Which commercial roof system is best?
There is no single best membrane for every building. Compare the existing deck and assembly, drainage, wind exposure, rooftop traffic, equipment, attachment method and operating constraints. SBS, TPO and EPDM have different seam and installation details. Specify the actual products and complete assembly rather than choosing by a material name alone.
Can a new membrane go over the existing roof?
A recover system needs a specific suitability review. Existing moisture, damaged materials, attachment, deck condition, added load, drainage levels and the selected manufacturer’s requirements must be addressed. Covering a wet or unsuitable assembly does not resolve the underlying problem. The proposal should explain why removal or a recover is being recommended.
How much does commercial roofing in Surrey cost?
A reliable price needs measured roof areas and a defined scope. Removal, concealed repairs, insulation, membrane specification, flashing, drainage, rooftop equipment coordination, access and disposal affect the total. Compare proposals for the same work and ask how allowances, exclusions, taxes and changes are handled.
Do you work with strata councils and mixed use buildings?
Yes. Commercial and mixed use roof enquiries can involve owners, property managers and strata councils. Identify the roof areas and the person authorized to approve the work, then coordinate business and resident access. Shared property responsibilities and approval requirements should be resolved before the work is scheduled.
