Chimney repair in Surrey

Understand the repair before work begins.

Get help with chimney leaks, flashing, brickwork and caps in Surrey. Paragon Roofing BC can review the visible problem and discuss repair, replacement or installation work for your property.

Start with the symptoms and the intended work. A clear assessment helps define the roof and masonry repairs, any specialist involvement and what the quotation should include.

Start with the symptoms

A leak beside the chimney needs a closer look

A damp ceiling near the chimney is a useful clue, but it does not identify the point where water entered. The roof connection, brickwork and top of the chimney need to be considered together. A previous patch can also make it harder to see which detail needs attention.

Tell us when the problem appears, whether it is getting worse and what repairs have already been attempted. Photographs taken from a safe position and any earlier invoices help explain the history. You do not need to climb onto the roof to gather information.

  • Water during rain: describe the room, ceiling area and weather conditions when you notice it.
  • Loose mortar or damaged brick: identify the visible area and whether pieces have fallen.
  • A missing cap or bent metal: share what can be seen without approaching the roof edge.
  • Staining on a framed chimney enclosure: mention the cladding and any earlier siding or roofing work.

Keep away from loose masonry, unstable ceilings and wet electrical fixtures. For a wider roof leak, our Surrey roof repair service provides the appropriate starting point.

Where the roof meets the chimney

Flashing repair and water management

Flashing directs water away from vulnerable roof connections. At a chimney, the visible metal is part of a detail that connects with the roofing around it. The repair needs to address that connection, including the condition of materials that must be lifted or reinstated.

Understand the parts being repaired

On a shingle roof, step flashing works with the courses beside a chimney. Counterflashing overlaps the lower flashing at the chimney. The exact arrangement depends on the roof and chimney assembly, so a photograph of one installation is not a specification for another.

The assessment should identify which side or junction is affected, what evidence points to it and whether adjoining masonry or cladding needs work. If the proposal involves opening the roof, agree how the condition beneath it will be recorded and how additional repairs would be approved.

What does chimney waterproofing include?

The term can refer to different work. Ask whether the quotation covers flashing, mortar joints, the crown, a cover or a specific treatment. A surface treatment does not renew a failed flashing connection or repair damaged brickwork. The recommended approach should explain the defect it addresses and any remaining limits.

Our roof repair guide for Surrey homeowners explains how chimney junctions fit into a wider leak assessment. Nearby skylight work and roof ventilation work have their own scopes.

Mortar and brick are different repairs

Repointing, brick repair or a rebuild?

Repointing renews deteriorated mortar in the joints between masonry units. It does not replace the brick itself. Where existing brick is retained, the replacement mortar needs to be compatible with that masonry.

Flaking or crumbling at the face of a brick is often called spalling. Missing mortar, damaged brick faces and movement in the structure raise different questions. Filling joints alone cannot be assumed to resolve an underlying moisture or structural problem.

Choose from the documented condition

A limited repair may be worth considering when the affected area and surrounding masonry can support it. Where deterioration is more extensive, discuss whether part of the chimney or a larger section needs rebuilding. The assessment should explain what can remain, what must be removed and who will specify any structural work.

For a framed chimney enclosure, describe damaged cladding or staining separately from brick and mortar repairs. The proposal should identify the roof junction and exterior enclosure work included. Do not assume that visible siding damage establishes the condition inside the enclosure.

The top of the chimney

Caps, crowns and chase covers

These names describe different components. Knowing which one is affected makes the enquiry and quotation more useful.

Rain cap
A suitable rain cap helps limit rain and animal entry at the flue opening. Its fit and design need to suit the system. Replacing a cap does not establish that the rest of the chimney is sound.
Masonry crown
The crown is the protective top surface around the flue opening. Cracking or deterioration there is a separate issue from a missing rain cap and from flashing at the roofline.
Chase cover
A chimney enclosure may use a metal chase cover instead. The cover needs to suit that particular system; it should not be treated as interchangeable with a masonry crown.

Include a description or safe photograph of the damaged part. The written scope should name the component being repaired or replaced and any adjoining work needed to complete it.

Plan the whole scope

Chimney installation, replacement and removal

A new chimney or a substantial rebuild involves more decisions than the visible brickwork. Discuss the intended use, the existing structure, the roof opening and the work needed to connect the finished chimney with the surrounding roof.

For an existing home, bring any available plans and explain whether the chimney serves a fireplace, stove or another appliance. A roofing assessment does not automatically include an inspection of the appliance, internal flue or liner. Identify the appropriate specialist and the required assessment before relying on a complete system being included.

If you are considering removal

Explain whether you want an unused chimney removed, a damaged section reduced or a replacement installed. The proposal needs to establish the actual use of the chimney, retained support and the extent of removal before deciding how to reinstate the roof. Do not disconnect an appliance or block a flue as part of preparing for a quote.

For shared or larger properties, tell us who can authorize the work and arrange access. Our Surrey strata roofing and commercial roofing pages provide the wider property service routes.

Compare what is included

What affects a chimney repair quote?

Access, the affected components and the amount of surrounding work can change the scope considerably. A cap replacement, a flashing repair and masonry rebuilding should not be compared as though they were the same job.

Questions that help compare chimney quotations
Work being considered What the quotation should explain
Flashing repair The affected junction, roofing to be opened or reinstated and treatment of the adjoining chimney or wall.
Repointing or brick repair The area of deteriorated joints, brick replacement where needed and the condition of masonry being retained.
Cap, crown or cover The named component, suitability for the system, removal of the existing part and related work.
Rebuild, installation or removal The extent of work, structural responsibilities, roof reinstatement, access and specialist or permit requirements.

Confirm assessment charges, temporary protection where needed, access equipment, waste removal, taxes and exclusions. Ask how concealed damage would be documented and priced before additional work proceeds.

Keep workmanship terms and any product warranty separate. Review the actual written coverage, exclusions, follow up contact and maintenance responsibilities for the proposed work.

Before work begins

Prepare for a chimney assessment in Surrey

Send the property address, building type and a short description of the problem. Mention access restrictions, shared ownership, previous repairs and any planned roof replacement. This helps establish whether the chimney and adjacent roofing should be considered together.

Confirm the permit scope

The City of Surrey lists minor exterior repairs among examples that do not require a residential building permit. That is not a blanket exemption for chimney work. Describe the proposed repair, rebuild, installation or removal to the City and confirm what applies before work begins. The City's residential building permit guidance explains where to ask when the requirement is uncertain.

If a strata or commercial project involves wider enclosure repairs, confirm the appropriate process with the City using its building envelope remediation information. The requirements must relate to the actual building and proposed work.

Keep the repair records useful

Keep the agreed scope, photographs, product information and written warranty terms together. Set follow up and maintenance from the actual condition and installed materials. Report new staining, loose material or a recurring leak so the next assessment can compare it with the previous findings.

Questions before you book

Surrey chimney repair questions

Can you repair a leaking chimney?

Paragon Roofing BC accepts enquiries for chimney leaks and exterior repairs in Surrey. The assessment needs to establish whether water is entering through the roof connection, masonry, top components or another adjoining area. The quotation should identify the proposed repair and any work outside its scope.

How much does chimney repointing cost?

The price depends on the area of deteriorated joints, access, the condition of retained brickwork and any additional repairs. Ask for a quotation that separates repointing from brick replacement, flashing and other work so the scope can be compared clearly.

Will waterproofing stop every chimney leak?

No single treatment resolves every cause. The proposed work needs to address the actual defect. Flashing, mortar joints, the crown and a cap or cover have different roles, so confirm which components are included and what remains to be assessed.

Is a chimney cap the same as a crown?

No. A rain cap covers the flue opening, while a masonry crown is the top surface around that opening. A framed enclosure may have a metal chase cover. Ask the quote to name the correct component and confirm its suitability for your system.

Can I ask about rebuilding or replacing the chimney?

Yes. Describe the existing chimney, the proposed change and any appliance it serves. The assessment should distinguish retained masonry from rebuilding, roof reinstatement and any structural or specialist work. A new installation should be scoped around the intended system and the property.

What if I want an unused chimney removed?

Include that in your enquiry. Its current use, structural support and extent of removal need to be established before the roof closure is planned. Confirm who will address any connected appliance or internal system and what the quotation includes.

Do I need a permit for chimney work in Surrey?

That depends on the proposed work and the property. Surrey gives examples of minor exterior repairs that do not require a residential permit, but those examples do not establish an exemption for every chimney repair. Confirm the specific scope with the City before starting, especially when the project involves rebuilding, removal or installation.

Does a roof assessment include the fireplace and internal flue?

Not automatically. Agree whether the work covers exterior roofing and masonry or also requires an appliance, flue or liner assessment. Ask which qualified person will carry out any specialist inspection and what can be accessed and reported.
