LOWER MAINLAND SKYLIGHT SERVICES

Skylight repair, replacement and installation

Find the cause. Choose the right scope.

Paragon Roofing BC helps homeowners, strata councils and businesses plan skylight work across the Lower Mainland. Bring us a leak, cloudy glass or a plan for more daylight.

We assess the skylight and its connection to the roof. If you no longer want the opening, we can also discuss removal and what a complete roof closure would involve.

Two rectangular glass skylights in a grey shingle roof, with roof vents near the ridge.
Glass skylights and their surrounding shingles. The unit and roof connection need to be considered together.

START WITH WHAT YOU SEE

A leak, condensation or failed glazing?

A wet ceiling does not establish that the skylight itself has failed. Water can travel from another roof detail, and moisture on glass can have different causes. Describe the timing, location and weather before choosing a repair.

On a small screen, scroll sideways to compare every column.

What you notice What it may indicate What needs checking
Water during rain Water entry through the roof junction, unit or a nearby detail. The uphill roof area, flashing, curb, frame and surrounding covering. A stain may be away from the entry point.
Fog between sealed panes A failed insulated glass seal. The product model and whether compatible replacement glazing or a complete unit is the practical option.
Moisture on the room side Condensation associated with cold surfaces and indoor humidity. Room humidity, ventilation, shaft insulation and air leakage. Do not assume that exterior sealant will solve it.
Cracked glazing or damaged dome Physical deterioration requiring a product specific assessment. The glazing, frame and available parts, along with protection of the space below.
Stains, drafts or repeated repairs An unresolved defect or more than one contributing problem. Repair history, concealed damage and connections around the opening before repainting or applying another patch.

For an active drip

Tell us which room is affected and whether water appears during rain, wind or cold weather. Keep people away from damaged ceiling areas and take photographs only from a safe position. Confirm current availability and whether proposed work is temporary or permanent when you contact us.

COMPARE THE WORK

Repair, replace, remove or add a skylight

The best option depends on the existing unit, roof condition and what you want from the room below. A larger project is not automatically the right answer to a local defect.

On a small screen, scroll sideways to compare every column.

Option When to consider it Scope to clarify
Repair the roof connection The unit is serviceable and a defined flashing or surrounding roof defect can be addressed. Which materials are opened, what is replaced and how the repair reconnects to the existing roof.
Replace glazing or the unit Glass, dome, frame or operating components are damaged, or the existing product no longer suits the project. Parts availability, opening dimensions, new flashing and any work to the curb or interior shaft.
Remove and close the opening You no longer want the skylight and prefer a continuous roof and ceiling. Framing, deck infill, weather protection, insulation, air and vapour control, interior finish and approvals.
Install a new skylight You want daylight in a room that has no suitable existing opening. Location, structure, roof pitch, product selection, shaft layout, electrical work if needed and interior finishing.

Our own roofing crews carry out the roofing work, with owner involvement. Your written proposal should identify the selected option, materials, responsibilities and any specialist or other trade work.

WHEN YOU NO LONGER WANT THE OPENING

Skylight removal and roof closure

Close the whole assembly

Removing a skylight is more than taking out the glass and covering the hole. The closure needs suitable support and decking, with roof materials connected to the surrounding weather protection.

The room side also matters. Insulation, air sealing, any vapour control layer and the ceiling or light shaft need a coordinated scope. A roof patch alone does not finish the interior.

Set expectations before work

Ask the assessment to identify framing changes, concealed damage, permit or design requirements and the trades needed. Record whether drywall, texture, paint and electrical changes are included, excluded or separately arranged.

New roofing may differ from weathered shingles or older materials. Agree on the proposed match and whether a larger area needs replacing before accepting the finish.

Keep daylight in the decision

Compare permanent closure with retaining or replacing the skylight. Consider how the room will feel, whether it depends on the opening for daylight and what other work you are planning. Confirm feasibility for the actual roof before choosing removal.

CHOOSE FOR THE ROOM AND ROOF

Skylight types and mounting choices

Fixed or opening

A fixed skylight brings daylight without opening. A venting unit can open manually or through a powered operator, depending on the product. Compare reach, controls, insect screens, rain response and any electrical requirements.

Opening a skylight can help with ventilation, but it does not replace a properly planned bathroom or kitchen exhaust system.

Tubular daylighting

A roof collector and reflective tube can bring light to a smaller space where a conventional shaft is awkward. The route through the attic, bends, roof location and ceiling diffuser affect suitability.

Discuss the room layout and available products before assuming a sun tunnel or a full skylight will fit.

Curb mounted

The unit sits on a raised frame. The curb condition, dimensions and height must suit the selected product and roof assembly. A replacement does not automatically fit an existing curb.

Deck mounted

The unit attaches at the roof deck using its specified installation detail. Product pitch limits and the flashing kit need to match the roof covering. Low slope applications require their own suitable system.

Compare glazing, glare, solar heat gain, insulation performance and shade options for the room. Product labels describe different characteristics; more daylight or an opening sash does not guarantee a lower energy bill. Ask for the proposed model and accessories in writing.

ROOF CONTEXT GALLERY

THE WEATHER CONNECTION

Flashing must suit the roof system

Flashing directs water around the skylight and back onto the roof. A continuous bead of sealant is not a substitute for the correct layers and overlaps.

Shingles and shakes

Compatible step flashing integrates with the roofing along the sides, with appropriate lower and upper details. Material thickness and the product’s instructions affect the flashing selection.

Metal and low slope roofing

Metal profiles need compatible panel and flashing connections. A membrane roof needs a suitable curb, upstand and membrane termination. Select details for the actual roof pitch, covering and skylight model.

Underlayment, curb condition, shaft insulation and air sealing belong in the assessment too. A good looking exterior does not establish the condition of concealed materials. When reroofing, decide the skylight scope before the new covering is installed.

FROM ASSESSMENT TO HANDOVER

How to plan the work

  1. Record the problem and inspect

Review interior signs, roof condition, unit identification and previous repairs. Note inaccessible areas and what remains uncertain.

  2. Agree on the scope

Compare the suitable options. Identify the unit, flashing, roof repairs, interior work, access, protection and approval responsibilities.

  3. Coordinate the opening

Plan product availability, weather conditions and protection of the room below. New openings or altered framing need appropriate structural review before cutting.

  4. Complete and document

Review the roofing and interior responsibilities, cleanup, operation of any opening unit and handover information. Keep product details and the written scope with the property records.

MAKE QUOTES COMPARABLE

What affects skylight cost?

The size of the glass is only part of the price. Compare proposals against the same work and note what cannot be confirmed until the opening is exposed.

Unit and roof work

  • Repair, replacement, removal or a new opening.
  • Product size, glazing, operator and accessories.
  • Roof pitch, height, covering and safe access.
  • Flashing, curb condition and surrounding roof repairs.

Work around the opening

  • Framing, decking or concealed moisture damage.
  • Light shaft, insulation, drywall and paint.
  • Electrical work, design and permit responsibilities.
  • Occupied building access, staging and disposal.

Ask for exclusions, taxes, any allowances and how additional findings will be priced and approved. Confirm the actual product and workmanship warranty documents, including eligibility and maintenance obligations.

LOCAL SERVICE, CLEAR RESPONSIBILITIES

Skylight work across the Lower Mainland

For local service information, see Vancouver skylights, Surrey skylights or Burnaby skylights. For another community, share the address so we can confirm the service arrangements.

Strata councils and commercial owners should identify who authorizes work, coordinates roof access and arranges occupant notices. Provide leak records and any existing roof or glazing specification. Specialized assemblies may need consultant or glazing specialist input.

Confirm approvals for the actual project

Requirements vary by municipality and scope. New openings, structural changes, powered units and fire separations can introduce additional responsibilities. Check with the local authority before work starts and identify who obtains any required approvals.

BEFORE YOU BOOK

Skylight questions

Can a leaking skylight be repaired without replacing it?

Sometimes. A sound unit with a local flashing defect may suit a repair. Damaged frames, failed glazing or deterioration around the opening can change the scope. The assessment should distinguish the roof connection from the skylight itself before recommending repair or replacement.

Can I remove a skylight and close the roof?

Removal and closure may be an option if you no longer want the daylight. The scope must address the opening, structural support, decking, roofing, insulation and interior finish. Ask us to assess the roof work and confirm which design or finishing trades are needed. An exact colour match to weathered roofing may not be possible.

Is moisture on the glass a leak or condensation?

Moisture on the room side can be condensation when humid indoor air meets cold glass. Fog between sealed panes points to a glazing seal problem. Water during rain can enter through the unit, flashing or another roof detail. Record where and when it appears so the cause can be investigated.

Should every skylight be replaced during a reroof?

No. Reroofing is a useful time to assess the unit and flashing together. A sound skylight that meets the project requirements may remain. Damage, poor performance, unavailable parts or an unsuitable connection can make replacement more practical. Compare both scopes before roofing work begins.

What is the difference between curb mounted and deck mounted?

A curb mounted skylight sits on a raised frame. A deck mounted unit attaches at the roof deck and uses its specified flashing arrangement. Suitability depends on the exact product, roof pitch and covering. A flat roof needs a compatible skylight and curb or flashing detail; a generic pitched roof kit is not interchangeable.

How much does skylight repair or replacement cost?

Cost depends on the diagnosis, unit and opening size, roof access, flashing, surrounding roof condition and interior work. A new opening or permanent closure has a different scope from replacing a unit in an existing opening. Ask for inclusions, exclusions and a process for approving concealed damage in writing.

Do you work on strata and commercial skylights?

Paragon Roofing BC provides skylight work for residential, strata and commercial properties. Share the building type, roof access, unit details and approval arrangements. Larger or specialized glazing assemblies may need additional design or specialist input, which should be identified in the proposed scope.

Do skylight projects need a permit?

Requirements depend on the municipality, building and proposed work. A new opening, altered framing, electrical work or changes to a fire separation can require additional review or permits. Confirm the current requirements with the local authority and record who is responsible before work starts.

What should I send with a skylight enquiry?

Include the property address, building type, what you have noticed and whether you want repair, replacement, removal or a new installation. Add photographs taken safely from inside or the ground, previous repair records and an accessible product label if available. Do not climb onto the roof to collect information.
