CHOOSE THE WORK YOU NEED

One home. The right roofing service.

You do not need to choose a material or diagnose the fault before contacting us. Start with the problem or project, then use the service page for more detail.

01

A new roof or addition

For a new home, extension or other residential structure, start with the drawings, roof shape, deck and chosen covering. Agree on the roof areas and connections to walls, skylights, vents and drainage before installation.

Explore roof installation
02

A leak or damaged area

Describe where the problem appears and when it happens. A local repair may address an isolated defect, but the source needs assessment. Flashings, roof coverings and adjoining details should be considered together.

03

A roof ready for renewal

Plan removal, deck assessment and the complete replacement assembly. Ask how concealed damage, additional work and connections to roof areas that remain will be handled. Roof age alone does not settle the decision.

04

A roof to inspect and maintain

Arrange a defined assessment or maintenance scope for current concerns, routine care or property planning. Confirm accessible areas, observations, records and any inspection fee before the visit.

REPAIR, REPLACE OR INVESTIGATE

Make the decision from the roof’s condition

On a small screen, scroll the table sideways.

A practical starting point
What you notice What to ask about What the decision depends on
A leak after rain Locate the entry point and assess the surrounding roof details. The cause, extent of damage and whether a defined repair can address it.
One damaged area Compare a local repair with any wider deterioration. Condition beyond the visible defect and compatibility of replacement materials.
Repeated problems Review previous repairs and whether the same detail keeps failing. The underlying cause, remaining serviceability and the scope of a durable correction.
A planned material change Compare the whole proposed assembly, including deck preparation. Slope, supporting structure, drainage, appearance and product requirements.

A ceiling stain is a clue, not proof of where water enters. A visual assessment also cannot establish every concealed condition. If recommendations conflict, ask for the observations behind each scope and consider an independent assessment before committing.

ROOF STYLES AND DETAILS

See the covering and the connections

Roof planes, hips and ridges shape the finished appearance. The valleys and junctions between them are just as important to the scope of work.

COMPARE THE OPTIONS

Choose a roof system, not just a colour

The right option depends on the roof’s slope, deck, structure, adjoining details and your priorities. Compare product specifications, installation requirements, appearance, maintenance and written warranty terms together.

On a small screen, scroll the table sideways.

Residential roofing material choices
Option What to compare Read more
Asphalt shingles Shingle profile, colour, accessory components and assembly requirements. Fibreglass refers to the reinforcing mat in many asphalt shingles, rather than a separate roof category. Asphalt shingle roofing
Metal roofing Panel profile, exposed or concealed fastening, compatible underlayment, flashings and expansion details. Metal roofing options
Cedar roofing Shake or shingle appearance, deck and ventilation requirements, condition of existing cedar and ongoing care. Cedar roofing or cedar conversion
Synthetic shake or slate The actual product, profile, installation instructions and warranty. Composition and recycled content vary by product. Synthetic roofing options
Rubber shingles The specified shingle product and its suitability for the roof. Rubber shingles should not be confused with a flat roof membrane. Rubber roofing
Low slope roof areas Membrane assembly, deck, insulation, drainage, penetrations and transitions to the sloped roof. Confirm the appropriate system after assessment. Discuss the roof area in your enquiry.

Use our roofing materials overview to compare the broader range. A material name alone does not establish suitability for your home.

LOOK CLOSER

Details that can change the work

Ask how the proposal handles valleys, roof edges, wall junctions, chimneys, skylights and vent pipes. These interfaces should be identified instead of left under a vague promise to replace the roof.

Existing components may be reusable, repairable or due for replacement. The proposal should say which approach is included and what is excluded. Attic ventilation and drainage also need to suit the roof assembly.

Two scopes can look similar and cover different work.
Compare the specified details and preparation, not only the visible roof covering or total price.

FROM ENQUIRY TO HANDOVER

What to expect from a residential roofing project

A useful plan covers the work on the roof and how the household will live around it. Confirm the proposed schedule after the roof and access have been assessed.

01

Share the background

Tell us about the property, current concerns, repair history and planned changes. Photos from safe accessible areas can help the first conversation.

02

Agree on the assessment

Confirm access, the roof areas to review, deliverables and any fee. Identify what can be assessed visually and what may need further investigation.

03

Review a written scope

Compare the proposed work, materials, preparation, allowances and exclusions. Clarify payment terms, warranty responsibilities and how changes need approval.

04

Prepare the property

Agree on access, material delivery, debris handling, protection, parking and the contact for questions. Plan around household routines, children and pets.

05

Carry out the work

The sequence depends on the scope and assembly. For replacement, removal exposes the deck for assessment before the specified new roofing layers and details are installed.

06

Keep the handover records

Collect the agreed completion information, approved changes, product details, warranty documents and maintenance requirements. Keep them with the property records.

Weather, material availability, roof complexity and unexpected conditions can change timing. Agree on how delays, temporary protection and additional work will be communicated.

UNDERSTAND THE ESTIMATE

Compare the scope behind the price

On a small screen, scroll the table sideways.

What a residential roofing proposal should make clear
Item Details to compare
Roof size and access Measured roof areas, slope, height, working access, deliveries and disposal arrangements.
Removal and deck work Existing layers to remove, deck assessment, allowances or rates for additional repairs and the approval process.
Roofing assembly Specified covering, underlayment or membrane, flashing details, edges, penetrations, drainage and ventilation work.
Protection and cleanup Work areas, landscaping and access protection, debris handling and agreed final cleanup.
Terms and records Inclusions, exclusions, taxes, payment terms, quote validity, product and workmanship warranty terms, and completion records.

A small repair and a complete replacement have different scopes. Request a proposal for the actual property rather than treating a generic price as a commitment. Our guide to why roof quotes vary in BC explains what to compare.

AFTER THE WORK

Keep a simple roof record

Save the scope, installation or repair date, product information, photographs and warranty documents. Record later leaks, inspections and maintenance so future decisions are based on what happened at the property.

Review maintenance requirements for the installed system. Ask about debris, drainage, roof penetrations and signs that warrant attention. Arrange safe professional access where needed rather than climbing onto the roof to investigate.

HOMEOWNER QUESTIONS

Residential roofing FAQs

Does a leaking roof always need replacement?

No. An isolated defect may be repairable. The decision depends on the cause, surrounding condition, repair history and how much of the assembly is affected. Ask what the assessment found and what the proposed repair can reasonably address.

Can I ask about a small repair?

Yes. Describe the issue, property location and any recent changes or repairs. We can discuss an assessment and whether a defined repair scope is appropriate. Avoid assuming that a visible stain identifies the exact entry point.

How much will my residential roofing work cost?

The price depends on the work, measured roof area, slope, access, material, removal, deck condition and roof details. A property specific written proposal should set out inclusions, exclusions and allowances. Confirm any inspection or assessment fee before booking.

Which roofing material is best for my home?

There is no single answer for every roof. Compare the complete assembly against the roof’s slope, structure, deck and drainage, then consider appearance, maintenance and warranty terms. Product availability and suitability should be confirmed for the proposed work.

Do you work on houses with flat or low slope roof areas?

Yes. Tell us which areas are involved and the existing covering if you know it. Low slope areas may require a membrane assembly and different drainage details from the pitched roof. The proposed system should be confirmed after the roof has been assessed.

How long will the work take, and can we stay home?

Timing depends on the roof, access, material, removal work and weather. Roofing can involve noise, deliveries and debris, so discuss household arrangements before work begins. Confirm protected access and keep children and pets away from the work area.

Will my roof project need a permit?

Requirements depend on the municipality and scope. Confirm with the local authority before work, particularly if the project changes the structure, roof shape or use. The agreement should identify any required approvals and who is responsible for them.

What should I check in a roofing warranty?

Distinguish the manufacturer’s product warranty from the contractor’s workmanship coverage. Ask who provides each, what is covered and excluded, how a claim is made, and whether registration, maintenance or transfer conditions apply. Keep the actual documents.
