Leaks, flashing, caps and planned removal. Understand the work your chimney needs.
Paragon Roofing BC helps with chimney repair and installation enquiries across the Lower Mainland. We look at the exterior chimney details and the roofing around them, then discuss the work and any specialist involvement.

IDENTIFY THE PART THAT NEEDS ATTENTION
What does chimney repair cover?
A chimney leak needs an assessment of the roof junction, masonry and top protection. The visible symptom is a starting point, not a diagnosis.

CHIMNEY FLASHING REPAIR
Water needs a clear route onto the roof
Flashing directs water away from the roof to chimney junction. On a shingle roof, individual step flashings work with the shingle courses at the sides. Counterflashing covers the upper edge against the masonry. The lower apron and the uphill detail complete the connection.
A repair needs to address the assembly
Loose metal, corrosion, open connections or damaged surrounding roofing can change the scope. Replacing the base flashing may require opening the adjacent shingles to reach and repair the concealed materials.
Sealant has a supporting role
A surface bead cannot recreate missing or incorrectly lapped flashing. The proposal should identify what will be removed, repaired and replaced, including any temporary measure and its limits.
For a closer explanation of flashing, leak investigation and planning questions, read the Vancouver chimney repair guide. Roof slope, chimney position and the surrounding assembly determine the appropriate detail.
LOOK ABOVE THE ROOF JUNCTION
Caps, crowns and covers are different parts
A masonry crown, a metal cover over a framed chase and a termination at the flue serve different positions in the assembly. Identify the actual component before specifying a repair. Exterior roofing work does not establish the condition or suitability of the fireplace or internal venting.

PLAN REMOVAL WITH THE ROOF WORK
An unused chimney still needs a defined scope
Removal may be an option during roof replacement, but first establish what the chimney serves. A plan for taking it down above the roof is different from removing it through the building. The agreed work must account for any remaining masonry or framing and the roof opening.
Confirm use and extent
Identify any connected appliance, the proposed removal level and any specialist assessment needed before dismantling.
Confirm municipal requirements
Describe the actual alteration to the municipality. Record required approvals and who is responsible before scheduling work; a roofing exemption does not automatically cover chimney removal.
Plan the roof closure
Specify deck repairs, underlayment, covering and connections to the surrounding roof. Include access, debris handling and temporary weather protection.
Agree the completion record
Confirm the work included, exclusions, photographs and any documents required at handover.

or Surrey chimney service pages, or use this page’s enquiry form for other locations.
COMPARE THE WORK BEHIND THE PRICE
What changes the cost of chimney repair?
Access and condition
Roof height and slope, chimney size, previous patches and concealed damage affect what needs doing and how it can be reached.
Materials and related work
Flashing, surrounding roofing, brickwork, top components and any specialist work belong in the written scope.
A useful proposal makes the boundaries clear
Compare included work, exclusions, additional repair approval, disposal, schedule assumptions and applicable warranty documents. Our own roofing crews carry out the roofing work, with owner involvement. Confirm any separate trade responsibilities before work begins.
BEFORE YOU BOOK
Chimney repair questions
Can a roofer repair my chimney?
A roofer can assess the roof connection and discuss flashing and related roof repairs. Chimney work may also involve masonry, structure or a fireplace and its venting. Tell us whether the chimney is in use so the proposal can distinguish the roofing work from any specialist assessment or separate trade work.
Is flashing the only reason a chimney can leak?
No. Water may enter at the roof junction, through deteriorated masonry or at the chimney top, and nearby roof defects can also be involved. An indoor stain does not identify the source by itself. The assessment should explain the suspected route, the evidence and any areas that remain concealed.
What is chimney flashing?
Flashing is the material that directs water away from the junction between the chimney and roof. On a shingle roof, step flashing follows the shingle courses at the sides, while counterflashing protects the upper edge against the masonry. The assembly must suit the roof covering and chimney construction.
Can sealant fix damaged chimney flashing?
Sealant can be part of a correctly detailed repair, but it does not replace missing, damaged or incorrectly lapped flashing. Ask whether the proposed repair addresses the metal, its connection to the chimney and the surrounding roof materials, or is a temporary measure pending further work.
Can an unused chimney be removed during roof replacement?
Removal can be considered as part of a reroof after confirming what the chimney serves and the proposed extent of removal. The scope needs to address any specialist work, the agreed removal level, the remaining structure, roof deck closure and the new covering. Confirm municipal requirements and who is responsible for approvals before work is scheduled.
How much does chimney repair cost and how long does it take?
The answer depends on the defect, chimney size, roof slope and height, access, materials, concealed damage and any specialist work or approvals. A flashing repair and a wider masonry or removal project have different scopes. Request an assessment and written proposal, then confirm the schedule, weather allowances and applicable warranty documents.
