How to Inspect and Repair a Leaking Roof

If you have a roof that leaks, you may be able to repair it yourself, although it is best to get a professional to do the work for you. Even a small leak can cause major damage, including rotted framing, destroyed insulation and mold. You will want to get your roof inspected by a qualified contractor before you start any work, because the damage can be too extensive to repair on your own.

It is important to inspect your roof for any signs of leaks, especially if you notice water stains on the inside of the walls, black marks or white spots. These are all possible indicators of moisture trapped underneath dead leaves or other roof materials.

If you do find any leaks, you will need to remove the shingles and clean the damaged area. Then you will need to replace the affected roof vents. This can be a difficult job if you do not have access to your attic. Ideally, you will need a helper to help you remove the shingles and nails.

Another option is to re-roof the entire roof. However, this does not usually solve the problem, because it only offers a temporary solution. It will not be as long lasting as a replacement, and you will not be able to properly inspect your deck and attic.

Before you start any roof repair, you should check your home insurance policy to determine whether it covers your property. Homeowner’s insurance policies will usually cover damages from acts of nature, such as a storm, or from a sudden accident. But, they might not pay for repairs if you neglect your roofing or if the damage is too extensive.

If the ice dam is the source of the leak, you should install an adhesive ice-and-water barrier. The material should be placed on top of the roof, over the metal step flashing, and overlapped by at least two inches.

Before you begin the repair, you should also inspect your rooftop water tank. If you notice any cracks or broken seams, you will need to replace it with a new vent boot. You can purchase plastic or metal ones from your local home improvement store.

In addition, you will need to check your gutters for holes or damaged sections. These can be caused by downed trees or limbs. A tree limb falling onto your roof can cause large holes and significant damage to the roof, and can leave you with a leak.

You should also check for leaks at your plumbing vent boots. These can be either plastic or metal, and you should replace them as soon as they begin to leak. Some leaks are a result of melted frost dripping on the nails when the attic warms up.

Finally, if you see any holes or punctures in your shingles, you will need to remove them and check your roofing for any additional damage. Shingles can be removed in order, or you can loosen them using a pry bar.
